Duck, N.C. - The Sanderling Resort, the only full-service resort on North Carolina’s Outer Banks, is set to become the region’s most luxurious beachfront retreat as it unveils a transformative redesign this spring. Celebrating its 40th anniversary, the resort will introduce reimagined interiors by Ward + Gray, a premier event venue, and a new culinary experience from acclaimed North Carolina chef and New York Times best-selling author Vivian Howard. Her latest restaurant, Theodosia, is set to debut in May, adding a distinct flavor to the resort’s offerings.

“For decades, The Sanderling Resort has been a cherished haven for generations of families, couples, and adventurers seeking a serene beachside getaway,” said Shai Zelering, Managing Partner, Head of Hospitality at Brookfield’s Real Estate Group. “This evolution reflects our commitment to preserving the resort’s legacy while reimagining its offerings for today’s discerning travelers and future generations.”

Upon completion this spring, The Sanderling Resort will offer guests a sophisticated retreat that immerses them in the beauty of the Outer Banks. Guests will be welcomed into the two-story Beach House, where the resort’s lobby, Beach House Bar, and a bespoke retail experience set the tone for relaxation. The interiors will feature a color palette inspired by the natural beauty of North Carolina’s coastline, with serene ocean and sound views that encourage guests to embrace a laid-back vacation mindset.

The resort’s 123 guest rooms and suites, redesigned by Ward + Gray, will reflect the understated elegance of the Outer Banks with layered textures, refined furnishings, and thoughtfully curated outdoor spaces. For larger groups and extended stays, The Residences at The Sanderling Resort will offer six expansive vacation homes, accommodating between eight and sixteen guests. Each multi-story residence features spacious living areas, full kitchens, wraparound decks, and stunning views of the Currituck Sound, blending home-like comfort with the luxuries of a full-service resort.

In a highly anticipated culinary addition, Vivian Howard will introduce Theodosia, a restaurant deeply inspired by the history and folklore of the Outer Banks. Named for Theodosia Burr, the daughter of Aaron Burr and a central figure in centuries-old maritime legends, the restaurant will create an atmosphere of intrigue and connection to the region’s coastal heritage.

Set against the backdrop of the Currituck Sound, Theodosia will welcome guests into an elegant dining space featuring rich, feminine textures and soft lighting designed for intimate gatherings. The menu will showcase Howard’s signature approach to innovative Southern cuisine, drawing from the area’s salt marshes, fishing boats, and long-standing culinary traditions.

Slated to open Memorial Day weekend, Theodosia will serve as the anchor of The Sanderling’s dining scene, complementing existing culinary destinations such as the historic Lifesaving Station, the casual Sandbar, and the Beach House Bar, which transitions from a morning coffee stop to an evening cocktail lounge.
